Clearing Blockages & Sealing Works

• Cleared all hopper heads and downpipes of debris to ensure proper drainage and prevent
further leaks.
• Resealed gulley opening where it passes through the wall to prevent water ingress.
• Replaced and reshape lead dressing into the gulley to ensure a watertight seal.

Completion

All work completed and carried out in accordance with quoted specification. No additional work
required beyond scope. Area left completely clear with no obstructions within rainwater goods and
downpipes.

Coping Stone Repointing

• Rake out all existing coping stone mortar joints along the affected areas.
• Repoint all coping stone joints using epoxy resin mortar for enhanced durability and water
resistance.

Completion

The epoxy resin application was a success and we believe it has significantly helped mitigate
water ingress. Flat 13 was completed in full.
For Flat 14, the owner (Andrew Samuels) assessed the area with us and opted for a targeted
approach, prioritising visibly defective mortar joints rather than a full repoint. This decision
was influenced by the high value and size of his plant collection, some of which would be
difficult to move without specialist handling.
Should Flat 11 experience further issues suggestive of mortar joint failure, Andrew will need
to arrange for an independent company to safely relocate the plant pots before our
attendance. Please note, this would unfortunately result in additional costs

Timber Cladding Inspection

• If leaks persist after repointing, remove affected timber cladding on the external wall.
• Inspect the vapour barrier beneath for damage or deterioration.
• Provide recommendations for repairs or replacement based on findings.

Completion

All work completed and carried out in accordance with quoted specification. If leak persists and the
timber cladding does need removal, *This area cannot be accessed via rope access methods due to
a glass balustrade above the working location. Inspection and report will require a drone service to
complete the necessary.

Communal Roof Light Repairs

• Remove existing emergency repair materials and strip back lead flashing around the roof light.
• Inspect the up-stands beneath the lead flashing; if found in poor condition, replace with 3-ply
torch-on bitumen felt.
• UPVC & Velux Window Maintenance:
• Service window seals and drainage runs to ensure no blockages.
• Replace any failed seals to restore waterproofing integrity.
• Reinstate lead capping detail around the perimeter of the roof light using code 4 lead,
completed by a competent lead worker.

Completion

Redecoration of AOV required (additional work, see task 6). Velux fully repaired and services. Flashing replaced and fully sealed, however, the Velux isn’t actually designed for this purpose and should be a far better angle or a completely different system. If issues arise consider changing the unit.

• Clearing hopper heads, downpipes & gulley sealing
• Coping stone repointing (Flats 11 & 14)
• Communal roof light repairs, including lead capping reinstatement.
